Most of the bad opener work we've inherited comes from companies that prefer selling replacements over diagnosing repairs. Here are the specific patterns we see when a homeowner calls us for a second opinion — or to fix what the previous tech got wrong.

• Replacing a working motor instead of fixing the failing sensor. About one in three "you need a new opener" quotes we audit turn out to be misaligned safety sensors. A $149 sensor realignment fixes the problem — no replacement needed.
• Installing without recalibrating force and travel limits. A new opener needs its force limits dialed in for the specific door it's lifting. Skip that calibration and the safety reverse doesn't trigger when it should — a real injury risk.
• Cross-brand installs with incompatible accessories. Replacing a Chamberlain with a Genie usually means none of your existing remotes work. If the installer doesn't program new remotes, the keypad, AND HomeLink, you end up calling someone else to finish the job.
• "Unbranded" or off-brand units installed cheap. A $199 install quote usually means a unit you can't get warranty service on. They fail in 2–3 years and the install company stops answering when you call back. We use Chamberlain, LiftMaster, and Genie units with real manufacturer warranties.

Some calls that come in for "the opener" aren't actually opener problems. Here are the symptoms that point somewhere else — so you don't pay for an opener visit when something else is the real issue.

• The door feels heavy when you lift it manually. If the door is heavy with the opener disconnected, the spring is the issue, not the opener. Replacing the opener won't fix a tired spring — you'll just have a new opener fighting the same broken spring.
• Wall button works but the remote doesn't (or vice versa). One working and one not means a remote or wiring issue, not a dead opener. Usually a $40–$80 fix — programming or replacing a remote, or repairing a wall-button wire.
• Sensor LED is solid red or blinking. Most newer openers have a status LED on the motor head and on the sensors. A red or blinking sensor light is a sensor alignment or cleaning issue, not an opener failure. We can usually walk you through this on the phone before booking a visit.
• Opener is completely silent — no hum, no click. That's a power problem before it's an opener problem. Check the GFI outlet, breaker, and unplugged-cord scenarios first. If the opener has power but is still silent, then it's diagnosis time.
